Two public houses and restaurant within five minutes walk. Trout fishing, swimming pool and golf courses nearby. Dereham is 3 miles away with good shopping. Norwich is a 30-minute car journey.

This cottage sleeps 2/4 + cot and offers the following comfortable accommodation; attractive bedroom with double bed, duvet and clock/radio alarm. Lounge with large colour TV with digital/Freeview, video recorder, radio, double bed settee that can sleep two adults if required. Well equipped Kitchen/Diner with electric hob and oven, microwave, dishwasher, fridge, filter coffee maker, washer/drier, fitted cupboards and ample workspace. Bathroom with shell shaped suite, bath/shower with glazed shower screen, wash basin and WC, shaver point and heated towel rail.

This property has full double glazing, cavity wall and roof insulation and is completely self contained and equipped with all necessary furniture and utensils. Water is heated by an electric immersion heater. Electric wall mounted heaters in all rooms. Electricity by £1 meter. Pets permitted by arrangement free of charge. Ample car parking space. Private garden with patio, garden furniture and Bar-b-que.
